Miami-Dade Housing Market Posts 11th Consecutive Sales Gain

Miami-Dade County home sales increased 8.6% year over year in July, extending a streak of annual sales gains to 11 consecutive months, according to data released by Miami Realtors and RWorld.

The county recorded 1,935 home sales during the month, up from 1,782 in July 2025. Single-family home sales increased 5.6% to 909 transactions, while existing condominium sales rose 11.4% to 1,026. Sales of homes priced at $1 million or more increased 15.5% to 394.

However, despite stronger sales activity across both major housing segments, market conditions remained different for single-family homes and condos. Single-family inventory fell 22.8% year over year to 4,275 active listings. That represented 4.8 months of supply, which is considered a seller’s market. Condo inventory declined 11.8% to 11,324 listings, but the segment still had 12 months of supply, a level considered a buyer’s market.

Median prices also moved in different directions. The median price for a single-family home increased 3.8% from a year earlier to $685,000. The median condo price declined about 1.5% to $400,000.

Condos also took longer to sell. The median period between listing and contract increased from 65 days in July 2025 to 86 days last month. Median time to sale rose from 107 days to 125 days. Single-family homes spent a median 45 days on the market before going under contract and 88 days before completing a sale.

Overall active inventory declined 15.1% year over year to 15,599 listings.

Cash purchases accounted for 35.1% of all Miami-Dade sales in July. Cash represented 47.5% of condo transactions and 21.2% of single-family sales.

Statewide, Florida single-family home sales increased 5.1% year over year in July, while condo and townhouse sales rose 11%.
