AARP Survey: Most Older Floridians Cite Rising Insurance, Tax, and Housing Costs as Major Concerns

A new AARP Florida survey shows housing costs remain a central concern for older residents, with large majorities reporting financial strain from rising insurance premiums, property taxes, and home maintenance expenses.

The company’s Vital Voices 2025 report found that 86 percent of Floridians aged 45 and older are extremely or very concerned about the cost of homeowners’ insurance. Seventy-eight percent said they worry about property taxes, and 65 percent expressed anxiety over home repair and maintenance costs.

“This survey makes it clear: Floridians aged 45 and older are deeply concerned about their financial future,” said Jeff Johnson, AARP Florida State Director. “From the rising cost of living to the future of Social Security and Medicare, the issues that are vital to older adults are grounded in economic security and peace of mind.”

Florida homeowners pay average annual premiums exceeding $4,000 in many regions, according to industry data. Statewide, property values have risen alongside local tax assessments, while repair and upkeep costs continue to climb due to labor shortages and supply chain expenses.

Nearly seven in ten respondents said they own their homes, and about one in four rent. Roughly half of homeowners reported paying community or association fees, most commonly in the Tampa Bay and Orlando areas.

AARP Florida said the data will inform its 2026 state legislative agenda, which includes advocacy on financial security and housing affordability for older Floridians. The organization noted that affordability pressures are prompting some to consider relocating: 69 percent of respondents cited the need for lower housing costs, and an equal share pointed to the desire for more disaster-resistant homes.
